Fixing Your Jefferson or Berkeley Home’s Leaky Faucet

Fixing Your Jefferson or Berkeley Home’s Leaky Faucet You have just purchased a home in Berkeley or Jefferson County and find that you may have a couple of minor home repairs on your to do list. Leaky faucets and clogged sinks are not uncommon and you may have already had past experiences fixing them. If you are looking to sell your home, you should fix these minor issues prior to selling. If potential home buyers see a leaky faucet they may begin to scrutinize your home in search of more issues.

Leaky Faucet
Drip, drip, drip… not only can this put a hamper on your slumber, but it is money going down the drain and a drain on earth’s resources. Per day, a slow leaking faucet can drip 7-10 gallons of water and cost you $20 per year, or a fast leaking faucet can end up costing you $60-200 per year. Since only 1% of water on earth is usable for human consumption, it is critical to save as much as possible for our survival.

Typically, a leaky faucet is due to a warn washer inside the handle. To begin, turn off the water supply by the valve located under the sink. You can also stuff a rag in the drain to avoid losing parts during the process. Take the handle apart by taking the screw cover off, unscrew and take the handle off. You will need a wrench to take apart the stem and should keep the parts in a line so you can then put them back in correct order. You can then take a look at all of the rubber parts or plastic cartridges for cracks. Any pieces that are cracked or worn should be taken to your local hardware store for a replacement. Replace the broken part and all other parts in the reverse order from which you took them out.

Sink Clog
It can get a bit dirty with a slow draining sink due to a clog, whether it is the bathroom or the kitchen. In order to get your sink draining optimally again, remove the stopper (or basket strainer if it is the kitchen sink) and place duck tape over the overflow hole. Fill the sink with water and plunge with a flat-faced plunger. If the sink is still not draining efficiently, take off the trap underneath the sink in order to see where the clog is. You may have to get a hand snake in order to remove the blockage if it is out of reach.
